Mentoring includes FHA, VA guidelines, along with various LOS mortgage lending programs (Encompass, Blitz, etc). Currently composing a VA manual to build into a webinar for Underwriters interested in VA and SAR training.  


Metropolitan Mortgage dba Inteliloan, Irvine, CA. Sr. Underwriter (FHA & VA)   01/2013 ~ 09/2013 (Group layoff due to company downsizing)   Underwrote FHA/VA, Conventional, CalHFA Retail loans, (8 states), based on 5 major investor guidelines.  Efficiently utilized DU & LP through Encompass, manually downgraded FHA loans with adequate compensating factors; set and signed off  “all”  PTD conditions, calculated income reasonably. (Salaried, Self-Employed, Corporations, Partnerships) I was designated to underwrite convoluted FHA loans to assess salability and risk. Underwrote appraisals thoroughly, requested reviews, LARA’s, 1004D’s, corrections, additional comps. Communicated loan decisions efficaciously to appropriate parties and mentored Underwriters, Loan Officers on VA guidelines, including loan scenarios.   


Homebridge, Irvine, CA.  DE / VA, Conventional, Sr. Underwriter   07/2012 ~ 12/2012   Underwrote FHA/VA, Conventional, & Jumbo Wholesale loans, (nationwide), adhering to overlays; utilized DU /  FHA Scorecard, as well as making counteroffers, or downgrading to a “manual underwrite”. I was responsible for underwriting ALL the VA loans for Homebridge, (opened for business July 2012), which is the new west coast Wholesale branch of REMN.  Approved purchases, refinances, VA IRRRLs & FHA Streamlines using Encompass / Blitz docs for remote and in house underwriting. Issued (NOV’s) for all VA purchases and cash-out refinances.


Bank of Manhattan, El Segundo, CA.  Sr. Underwriter (Retail)    01/2012 ~ 07/2012

Underwrote FHA/VA, Conventional, High Balance, & Jumbo loans, manually underwrote Jumbo “exception” loans that required second signature. The majority of the Bank’s Borrowers were Self Employed owning several partnerships / entities and multiple properties requiring in depth analysis. (Resigned amicably due to commute from Orange County, relocating was not feasible, at that time; however, I now have more flexibility).


Impac Companies, Irvine, CA. DBA Excel Mortgage Services 07/2011 ~ 12/2011 (Resigned amicably due to family member in hospice, which I expected to be off work 6 mos) Sr. Underwriter ~ FHA, VA & Conventional, Wholesale, (nationwide) & Retail divisions.  Signing authority, without second signature, was $729,750.


Duties performed: Underwrote to FNMA/FHLMC, FHA and VA guidelines. Performed prudent and diligent analysis on all loans when assessing credit risk, inclusive of income, assets, preliminary title reports, appraisals, terms & conditions of transactions per purchase contracts, and counter-offers.  Set and signed off all conditions; trained staff on VA guidelines. Maintained VA/FHA guidelines and distributed to Underwriters, Loan Processors, Acct Managers & AE’s; issued NOV’s, (Notice of Value), through VA Portal.





America’s Lending Group, Huntington Beach, CA    09/2010 ~ 07/2011        

Sr. Underwriter-   Government & Conventional (Direct position with owner of the company, previously employed by the company from 2005 to 2009, refer to page 2) Underwrote Wholesale loans to FNMA/FHLMC, FHA and VA guidelines.  Prudently analyzed risk for salability and performance to alleviate “suspense” documentation required by investors. I had extensive communication with customers and Loan Reps regarding conditions, loan structure, underwriting and closing status.  


Genpact Mortgage Services/Money Line, Irvine, CA   11/2009 ~ 09/2010

Staff Sr. Underwriter-Government & Conventional (Outsourcing company for mortgage services)   Utilized paperless LOS to underwrite, efficiently DU, and manually analyzed credit, income, assets, collateral, to VA guidelines, performed QC audits on FHA and Conventional loans for salability and risk.


Underwrote VA as well as FHA &, Conventional, loans per investor overlays;  accessed DU, as well as manually underwrote higher risk loans that required downgrading; calculated income conservatively, (salaried, self-employed, corporate entities ); responsible for reviewing appraisals, made counteroffers as required. Evaluated preliminary title reports, GFE’s, TILs, and settlement statements for compliance.  (Genpact’s contract ceased with their client, I resumed working for America’s Lending Group) 


America’s Lending Group, Huntington Beach, CA     04/2005 to 11/2009

Sr. Underwriter- Government & Conventional (Direct contract position with owner of the company) Underwrote Conventional, FHA and VA loans, was responsible for all documentation to ensure credit worthiness. Reviewed loans for compliance to investor regulations/overlays; evaluated risk to ensure salability. Audited HUD 1’s, GFE’s, and TIL’s, performed a thorough analysis of appraisals; determined if LARA required.


Washington Mutual / now Chase Bank, (previously Home Savings, Whittier, CA, 1997)    12/1997 ~ 04/2005

Sr. Underwriter~ $1MM signing authority~ Conventional, Jumbo, Government (Emerging Markets-CRA), and Commercial (CRE) 5 units +


Underwrote Conventional, Jumbo, FHA and VA mortgage loans, for Retail & Wholesale, to ensure sound credit risk and compliance. Set and signed off all pertinent loan conditions, made counteroffers when necessary, thoroughly underwrote appraisals for all loans. Responsible for detailed calculation of income, analyzing assets, purchase contracts, title, and loan conditions; verified pricing per product/program guidelines. CRE- Composed Credit Memos, reviewed complex tax returns and financial documents to verify the cash flow, liquidity and net worth of  borrowing entities, their sponsors and / or guarantors for Multi-Family Lending. Majority of the transactions were non-recourse loans; performed intensive review of Dun & Bradstreet reports. Completed “comprehensive credit memos / analyses” for several high profile clients whose net worth was between $50MM to $80MM. Underwrote Apartment loans from $500M to $1MM+, maintained a pipeline of 80+ loans per month, including Quality Control and Residential Lending divisions.  Instilled time management with exceptional service to obtain optimum results for utmost quality.


Sr. Contract Underwriter   03/1993 ~ 12/1997- I was placed by various Agencies to Underwrite for Mortgage Bankers and Commercial Banks. Underwrote Conventional, Jumbo, 1-4 family loans to FNMA, FHLMC, and to private investor guidelines.  Ensured salability, and quality control to make sound business decisions.


Countrywide Home Loans / now Bank of America  01/1987 ~ 03/1993 Quality Control Underwriter  Performed post-closing comprehensive audits on Conventional, FHA / VA loans from 3 divisions of Countrywide.  Responsible for overseeing all requests for Deeds in Lieu of Foreclosure, recommended placing Borrowers in a “moratorium” or “workout” plan.
